1.0 FEASIBILITY OF THE PROJECT
Recently the government of Croatia is planning to open to internal tourism investment which is an ideal time for hotels and resorts to start on their businesses in Croatia. Also the Croatian workforce is well educated and capable in service situations; this is especially suitable for the hospitality industry development. Moreover, Mr. Shaw will be opening a 500-room four or five star hotel with a golf course and extensive treatment centre that is appropriate to those trendsetting holidaymakers. Last but not least, this kind of resort had not been done in Croatia before, there will be a very strong potential to gain the biggest market shares. Therefore, the project of building a new hotel in Croatia is feasible. Certain of feasibility methodologies should be contain as well for the project in the following.

1.1.1 Site Appraisal
Location is one of the most important factors for the success of a hotel or resort. Where should be the resort positioning is a vital issue. Should the resort built in rural areas or more closer to the city areas? As to open a golf and spa resort, the site needs to be sufficiently large to accommodate the size to build a golf course and health centre. Furthermore, the resort must be easily to access. This is not only focusing on how the patrons are able to get to the resort but also the suppliers. Since the experience learned from the past, it is very important to make sure the suppliers can source the right trades in the remote location. As the major target market of the resort will be the leisure group which is looking for the tourist attraction, the resort should have a good relationship to those kinds of facilities as well. When there are some proposed locations have been defined, a site analysis is required to show the strength and weakness summary.
